How to Submit a Maintenance Request

Navigate to the Maintenance section of your Tenant dashboard.

Select New Request to open the maintenance request creation form.

Choose your property from the Property dropdown.
⚠️ Heads up: You must be linked to the property via an active lease. If no property appears, contact your property manager to confirm your lease is active.

Choose a category from the Category dropdown: Plumbing, Electrical, Heating/Cooling, Appliance, Structural, Pest, Water Damage, or Other.

Choose an urgency level from the Urgency dropdown: Emergency, Urgent, or Routine.
⚠️ Heads up: Emergency requests have a 1-hour response SLA. Use this only for genuine emergencies such as active leaks, electrical hazards, or safety threats. Misuse may delay response to genuine emergencies.

Choose the issue location from the Location dropdown: Kitchen, Bathroom, Bedroom, Living Area, Laundry, Exterior, or Other.

Enter a detailed description of the maintenance issue in the Description field.
⚠️ Heads up: The description is required. Descriptions over 100 characters may qualify your request for faster quoting. Be specific about the problem so the property manager can assess it accurately.

Optionally, attach up to 5 photos of the issue.
⚠️ Heads up: You can upload a maximum of 5 photos and 2 videos. You cannot upload both the maximum photos and maximum videos simultaneously.

Select Submit to create the maintenance request.

What to expect
- The maintenance request is created with the status Pending.
- Your property manager receives a notification about the new request.
- You can track the request status from the Maintenance section of your dashboard.

| Symptom | Cause | Fix |
|---|---|---|
| Submit fails with an error | A required field is empty or validation failed | Check that all required fields (property, category, urgency, location, description) are filled in |
| Submit fails with a rate limit error | You have submitted more than 10 requests in one minute | Wait one minute and try again |
| No properties appear in the Property dropdown | Your lease may not be active or linked | Contact your property manager to confirm your lease status |
| Photos fail to upload | The file may be too large or in an unsupported format | Use JPG or PNG files under the size limit and try again |
