How to Terminate a Lease

Navigate to Leasing and open an active lease. Select Terminate Lease. The termination dialog opens showing the property address and tenant name.

Choose a termination type from the Termination Type dropdown: Natural Expiry, Mutual Agreement, Tenant Break, Landlord Non-Renewal, Owner’s Use, Renovation, Sale, or DV Provision.

Enter the Effective Date for the termination.

Optionally, enter a Notice Date, Outstanding Balance, Early Termination Fee, and Reason Notes.

Select Confirm Termination. The termination record is created and offboarding begins automatically. The dialog closes.

In the offboarding tab, select Calculate Refund. Review the deposit amount, add any deductions, and confirm the net refund.

Select Complete Termination. The lease ends and the property is marked as available.

To cancel the termination before completing, select Cancel Termination. The termination is cancelled and the lease returns to Active.

The lease ends and the property is marked as available. The tenant is notified of the termination and deposit outcome.
