How to Initiate and Escalate an Eviction

Navigate to Leasing and open the lease. Select the Evictions tab. If no eviction has been initiated, the tab shows: “No eviction has been initiated” with an Initiate Eviction button.

Select Initiate Eviction. The initiation dialog opens.

Enter the Notice Type. For example: N4, N5, N12 for Ontario, or RTB-33 for British Columbia.
⚠️ Heads up: Notice type is required. The form will not submit without it.

Add violation details. For each violation, enter the Violation Type, Date, Amount (optional), and Description. Select Add Violation to add more entries.
⚠️ Heads up: At least one violation with both a type and description is required. Incomplete violations are ignored.

Select Initiate Eviction to submit. The eviction record is created with the status EVICTION NOTICE SENT. A red warning banner confirms the legal compliance notice.

Review the eviction status. The Evictions tab now shows the status badge, notice type, notice served date, and the violations list with type, amount, date, and description.

To escalate, select Escalate to Tribunal. Enter the Tribunal/Board Reference Number (for example, LTB-2026-12345).
⚠️ Heads up: Tribunal reference number is required. The form will not submit without it.

Select Escalate. The status moves to EVICTION ESCALATED with a red badge. The tribunal reference is displayed.

What to expect
The eviction is initiated with status EVICTION NOTICE SENT. After escalation, the status moves to EVICTION ESCALATED and you receive further guidance.
