How to Respond to an Expiring Lease

Navigate to the PM home dashboard.

Locate the Expiring Leases widget. When leases require action, the header displays Action Required with a count badge. When no action is needed, the header displays Expiring Leases.

Review an individual expiring lease row for the property address, tenant name, expiry date, action deadline, and days remaining. Overdue items display an OVERDUE badge.

In the Respond to Lease Expiry dialog, review the lease summary and choose one of three options:
- Renew Lease — Creates a renewal proposal. The tenant has 14 days to respond.
- Convert to Month-to-Month — The lease becomes active immediately as month-to-month at the current rent.
- Move Out — Begins the termination and offboarding process.
⚠️ Heads up: The chosen action begins a workflow that cannot be undone. Confirm the correct lease and action before proceeding.

Select your chosen option and select Confirm.
What to expect
The selected workflow begins. The dialog closes and the action is recorded. The tenant is notified of the decision through the Propurti notification system.
Need help?
| Symptom | Cause | Fix |

| Expiring Leases widget is empty | No leases are within the expiry decision window | Check your leasing dashboard for upcoming expirations |
| Respond button does not open dialog | The lease may already have a pending action | Refresh the dashboard and verify the lease status on the leasing page |
| Confirmation fails after selecting an option | Backend validation may have rejected the action | Verify the lease is still in a valid state and try again |
