How to Manage a Tenant Move-Out

Navigate to Leasing and open the lease with the vacate notice. Select Acknowledge on the vacate notice banner. The notice status changes to Acknowledged and the tenant is notified.

In the Offboarding tab, select Start Offboarding. A move-out checklist is created and the progress bar shows 0/N steps.

Select Schedule Inspection. The inspection scheduling dialog opens. Choose an inspection date and time.
⚠️ Heads up: The inspection date must be at least tomorrow. Today’s date is not accepted.

Optionally, enter inspector notes. Select Schedule to confirm.

After the inspection is performed, select Complete Inspection. For each room, rate the condition: Good, Fair, Poor, or Damaged. Add notes, upload photos, and record damages with severity and type.
⚠️ Heads up: Photos must be JPG, PNG, or WebP format. Maximum 10 MB per file, and maximum 10 photos per item.

Select Calculate Deposit Refund. The deposit dialog opens showing the deposit held. Add deductions with a reason and amount, or leave empty for a full refund. The summary displays your total deductions and net refund amount.

Select Finalise move-out. A confirmation step appears with an irreversible warning. Confirm to end the lease. The tenant is notified of the deposit outcome and the status moves to Complete.

Throughout the workflow, the progress bar shows your current stage: Move-out Notice Sent → Inspection Scheduled → Inspection Completed → Deposit Calculated → Complete.
What to expect
The lease ends, the tenant is notified of the deposit outcome, and the progress bar shows Complete. The property is ready for the next steps.
